It was the demand of the client to ensure the optimum building operation of a multi-cultural used object in Prag with German and Czech service providers. Invitations to tender for technical and infra structural building management was conducted in order to contract a general service provider. The tender included the main objectives:

• Protection from additional costs
• Maintaining the high service level according to the occupant and security requirements
• Transparency in relation to the running costs
• Standardization of all contract and tender documents in German and Czech.

The results of the requirements were reducing of the running costs despite a service standard at German level which was based on a logical summary of performances and a more economical general contracting.
